- Coping choice and installation. Bullnose travertine, paver coping, or precast — it takes the most abuse and frames the whole pool.
- Pitch away from the pool. Rain and splash have to drain away from the water and the house, without ponding against screen enclosure footers.
- Screen enclosure interface. Most Northeast Florida decks live inside a cage; anchoring and edge detail around footers is routine for local crews and a minefield for out-of-area ones.
- Sealing schedule. Chlorinated splash plus sun ages an unsealed deck fast — plan on sealing on the 2–3 year cycle.
